One Vinyl Square, Hayes

ARJ Construction secure £29m residential development with Network Homes

EMI’s former pressing plant in Hayes is undergoing an exciting new regeneration. Once home to The Gramophone and Typewriter Company, the site is being developed into a diverse mix of residential, offices and leisure facilities.

ARJ are delighted to have signed contracts with Network Homes on a £29m deal that will see 134 new homes created at the aptly named One Vinyl Square, comprising:

57 properties for London affordable rent

  • 58 for shared ownership
  • 19 homes allocated to the London Living Rent (Mayor of London scheme allowing local residents a discounted rent in order to save for a deposit to buy shares in their own home)
  • 395m2 of ground floor commercial space
  • Car parking and cycle parking spaces
  • Associated landscaping

Our site set up is planned for June 2022 with completion due in August 2024.

The new 11 storey building will enjoy a prominent location on Blythe Road, overlooking Vinyl Square. Once complete, the residents will benefit from green communal spaces & roof terraces spanning 3 buildings, with Hayes and Harlington Elizabeth line stations under a mile away.

Commenting on the development, Steve Doherty, ARJ Director, said “We are thrilled to be working with Network Homes on our second residential-led development, providing much needed affordable homes in London. With 98-102 Burnt Oak Broadway currently underway and due to deliver 100 homes in 2023, ARJ are delighted to continue our relationship with Network Homes on One Vinyl Square.”
