ARJ have been appointed to undertake a prestigious commercial to residential conversion project at the former Impact House in Croydon. The existing 16-storey structure consists of vacant office space , with a working Primary Care Trust (PCT) Centre on the ground floor. Floors one to sixteen will be converted to high specification residential dwellings, providing 235 apartments, a new entrance lobby , gym and roof top garden. All works will be undertaken whilst the PCT remains fully operational. In addition to the internal refurbishment, the project includes the replacement of the façade, roofing, windows and the relocation of the all plant to the roof area (incorporating new risers and distribution of services).
The site is situated on Edridge Road which is the slip road to the Croydon flyover. Transport and planning restrictions necessitate a ‘just-in-time’ methodology for all site deliveries, outside of peak hours, to ensure that the local road network is not adversely affected.
The project commenced in July 2017 and is scheduled for completion within 15 months.
